Wholesaling coaching review · Chris & Heather Logan

Virtual Wholesaling Made Simple Review: Chris Logan's Coaching, Price and What You Get

A coaching program that teaches you to wholesale houses over the phone, buyers first, with cold calling as the main lead source. The method is simple and focused. The catches: the price isn't published (you get it on the call), and you have to get comfortable on the phone. Student reviews are on their Facebook business page and the reviews page on their website.

Quick answer

Virtual Wholesaling Made Simple is Chris and Heather Logan's coaching program for people who want to wholesale houses over the phone, often in a market they don't live in. It teaches a buyers-first, cold-calling method called the Virtual Freedom Formula. There's no public price: you watch a free training, then book a free 15-minute call where the price is given.

Best for: beginners, often with a full-time job, who want a coach, a simple plan and someone to call when a deal gets stuck.

Skip it if: you won't cold call, or you want a self-paced course with a price on the page.

Is Virtual Wholesaling Made Simple worth it? Who it's for

A good fit if you're

  • Brand-new wholesalers who want someone to hand them a plan and check their work.
  • People with a full-time job who can give it 30 focused minutes a day to start.
  • Local wholesalers who've done a few deals and want to switch to working a market by phone.
  • Anyone who'd rather follow one strategy, one market and one lead source than juggle five courses.

Skip it if you're

  • You won't pick up the phone. Their own site says this isn't push-button real estate and you still have to make calls.
  • You want a low-cost, self-paced course with the price on the page.
  • You want done-for-you deals or a promised result. Results vary, and nobody can promise them.
  • You plan to work a state with strict wholesaling rules and haven't talked to a local real estate attorney yet.
Key features

What do you get with Virtual Wholesaling Made Simple?

This is what Chris and Heather describe on their site, on the training page and in podcast interviews. It isn't a list of my results, and the exact package is confirmed on the call.

Step 1

Find your buyers first

Chris calls it FYBF: find your buyer first. Before you market for sellers, you find active cash buyers, ask what they buy and where, and build a short list. In one interview he said about 25 buyer contacts is enough to start calling sellers.

He likes real estate Facebook groups for this: look at deals other wholesalers post and note who comments that they're a buyer, then reach out.

Three-step diagram: find cash buyers, learn their buy box (area, price range, rehab level), then pull a matching seller list
Step 2

Create steady deal flow, mostly by phone

You pull a list that matches what your buyers want, in a tool like DealMachine or PropStream, then call those owners. Cold calling is the main lead source he teaches: the leads cost little, and the skill helps with every other kind of marketing.

To pick a market, he has described looking at population (roughly 250,000 to 500,000 people) and median home prices, then working that one market fully before adding another.

Map of one target metro outlined on a street grid, next to a call list of five property owners marked interested, follow up, called or new
Step 3

Turn conversations into deals

The third step covers seller conversations, making offers, follow-up and contracts. The aim is to get a house under contract and assign it to one of the buyers you lined up in step one.

Because it all happens by phone and online, you can work a market you don't live in. You still need to learn the rules for that state.

Coaching

Onboarding, weekly calls and urgent-deal calls

In an Investor Fuel interview, Chris describes the coaching as a 12-month program. It starts with an onboarding call to set your goal and build a step-by-step plan. Then there are weekly group calls for questions, plus what he calls 911 calls: same-day or next-day help when a deal is about to fall apart.

The package isn't published, so ask on the free call exactly what's included at your price.

How it works

How does virtual wholesaling with Chris Logan work?

Virtual wholesaling means you find a motivated seller, get the house under contract and assign that contract to a cash buyer, all by phone and online, in a market you may never visit.

Chris describes it as matchmaking: you connect a seller who needs to sell with a buyer who wants the house, and you're paid an assignment fee for putting the deal together. Here's the path his program lays out:

  • Watch the free training and book the 15-minute call.
  • If you join: an onboarding call, a goal for the year and a step-by-step plan.
  • Pick one market, using population and home prices as a guide.
  • Find your buyers first and learn what they want.
  • Pull a matching list of owners and start calling, 30 focused minutes a day to begin.
  • Make offers, follow up, sign a contract and assign it to your buyer.
  • Bring questions to the weekly calls, and use a 911 call if a deal is at risk.

Wholesaling rules differ by state, and some states now require a license or disclosures to the seller or buyer. Chris makes this point himself, and his site suggests checking with a qualified real estate attorney in the market where you operate. Do that before you make offers.

Pricing

How much does Virtual Wholesaling Made Simple cost?

There's no public price for the coaching. I checked their home, coaching and about pages, the training page, and Chris's interviews. The price is given on the free call, so here's what's free and what to ask.

No public price as of this review. Ask for the full price, payment options and cancellation terms on the call.

  • Marketing on top: plan for list and calling costs as well as the coaching. One podcast bio says Chris shows people how to start with as little as $1,000 a month in marketing.
  • Refunds: I couldn't find a public refund or cancellation policy. Get the terms in writing before you pay.
  • Tools: you'll likely need a list tool (Chris mentions DealMachine and PropStream) and a phone or dialer. See the alternatives below for prices.

Is there a free way to try it first?

Yes. The training video, the 15-minute implementation call, the weekly live training and the community are all free. For a small price, the 3 Leads In 3 Days challenge lets you learn from Chris live. There's no sample of the paid coaching itself, so use the call to ask what a normal week inside looks like.

Where the button goes

What happens when you click the button?

My buttons go to Chris's training page. It has a video from Chris and a button to claim a free 15-minute implementation call, where his team talks through your goals, whether it's a fit, and the price.

That page shares income numbers from Chris and his clients. I don't repeat them here. I can't verify them, the page's own disclaimer says results aren't typical, and results vary a lot from person to person. Treat any numbers as their claims, not a forecast.

Questions to ask on the free call

  • What's the full price, and is there a payment plan?
  • How long is the program, and what are the cancellation and refund terms, in writing?
  • How many group calls a week, and who runs them?
  • How fast do the urgent-deal calls happen in practice?
  • What tools and marketing budget will I need on top of the coaching?
  • Does the market you'd put me in allow wholesaling without a license?

FAQ

Virtual Wholesaling Made Simple FAQ: common questions

What is Virtual Wholesaling Made Simple?

It's a coaching program and community run by Chris and Heather Logan through Legendary REI, LLC. It teaches beginners to wholesale houses by phone, often in a market they don't live in, using a three-step method called the Virtual Freedom Formula: find buyers first, create deal flow, then turn conversations into deals.

How much does Virtual Wholesaling Made Simple cost?

There's no public price. I couldn't find one on their site, the training page or in Chris's interviews. You watch a free training, book a free 15-minute implementation call, and the price is given there. Ask about payment plans and cancellation terms before you agree to anything.

Is Virtual Wholesaling Made Simple legit?

Chris and Heather Logan are Tampa Bay wholesalers who say they've done more than 600 deals over 14-plus years, and Chris has been interviewed on several real estate podcasts. Student reviews are on their Facebook business page and the reviews page on their website. I can't verify income numbers, and results vary, so judge it on the free call.

Who is Chris Logan?

Chris Logan is a Tampa Bay real estate wholesaler and co-founder of Virtual Wholesaling Made Simple with his wife, Heather. They got into wholesaling after a real estate seminar, moved their business to phone-based virtual wholesaling a couple of years before the pandemic, and now coach new wholesalers.

What is the Virtual Freedom Formula?

It's the name of Chris's program and method. Step one is finding your buyers first, step two is creating steady deal flow, mostly by cold calling, and step three is turning seller conversations into deals through offers, follow-up and contracts. It's paired with their Rule of ONE: one strategy, one market, one lead source.

Do I have to cold call?

Mostly, yes. Cold calling is the main lead source Chris teaches, because the leads cost little and the skill helps with every other kind of marketing. Their own site says this isn't push-button real estate and you still have to pick up the phone. He suggests starting with 30 focused minutes a day.

Can I do this with a full-time job?

That's who it's aimed at. Chris says to start with 30 focused minutes a day and add time once you're consistent, instead of promising yourself hours of calls you won't keep up. How fast you get a deal depends on your market, your calls and your follow-up, and results vary.

Is there a free way to try it first?

Yes. The training video, the 15-minute implementation call, the weekly live training, the free Facebook group and the free Skool community cost nothing. Chris also runs the 3 Leads In 3 Days challenge about once a month: $57 with contracts included (check the current price on their page). None of those are the paid coaching, so ask on the call what a normal week inside looks like.

Is virtual wholesaling legal?

Wholesaling is allowed in many states, but the rules are changing. Some states now require a license or disclosures to the seller or buyer, a point Chris makes himself. Check the rules for the state you'd work in and talk to a local real estate attorney before you make offers. This isn't legal advice.

What are good alternatives to Chris Logan's program?

If you'd rather learn on your own, pick one market, use free training, and pull lists with a tool like PropStream, DealMachine or BatchLeads. My free Wholesaler Contract Pack gives you contract templates to start with. If you want a coach, ask every program the same questions about price, terms and support.

Bottom line

Virtual Wholesaling Made Simple review: the bottom line

Virtual Wholesaling Made Simple is a focused, phone-first coaching program: buyers first, one market, one lead source, with weekly calls and help on live deals. That simplicity is its best feature.

The catches are no public price (you get it on the call) and the need to cold call. Student reviews are on their Facebook business page and the reviews page on their website. Use the free training and call to get the price and terms, compare them with doing it yourself, and remember that results vary.
