InvestorBase shows you the flippers and landlords who bought near a house you have under contract, ranked and skip traced. Here's how it works, what it costs, what the 14-day trial leaves out, and who should skip it.

InvestorBase review: the short verdict
InvestorBase is a dispo tool. It doesn't find you sellers. It helps you sell the deal you already have. You type in the address, and it shows you real investors who've already bought near that house, ranked by how well they fit, with skip tracing built in once you're on a paid plan.
What I like is that it's real buyer data, not whoever raised their hand at a meetup. The catches are real too: the trial doesn't include phones or exports, InvestorBase doesn't give refunds, and buyer search needs a full property address. Read the pros and cons below before you start the trial.
"I can tell you from experience that nothing makes time move faster than having a signed contract on a property and no buyers. Hours turn into days, days turn into weeks. Before you know it, you're in a panic and you've got to call the seller back and tell them that you need an extension or you need a price reduction and it's the worst feeling in the world."David Frizzell, in his InvestorBase review video
A 10-minute screen-share where I walk through a buyer search, skip tracing, comps and a deal page.

What it is
InvestorBase is disposition software for wholesalers. You type in the address of a property you have under contract, and it shows the flippers and landlords who have recently bought nearby, ranked by how well they fit, with skip-traced phone numbers and emails attached. Around that, it adds a dispo CRM, a saved buyers list with buy boxes, investor and retail comps, shareable deal landing pages, and integrations.
InvestorBase says it analyzes more than 50 million investor transactions and has more than 10 million buyers across all 50 states. It also says that "in non-disclosure states, we surface buyer activity using MLS data and alternative data signals." Those are the company's numbers, not mine.
What it isn't: a seller-lead tool. InvestorBase's own comparison page lists seller lead generation as "not offered." It has buyer lists only: flippers, landlords and the VIPs you save. No absentee owners, no pre-foreclosures, no tax-delinquent lists. Real Estate Skills summed it up well: "It doesn't find sellers or deals. It helps you sell the ones you already have."
Not to be confused with a different, unrelated product also called InvestorBase that serves venture-capital firms. This review is about the real estate dispo tool at investorbase.com.
How it works
This is the workflow I show in my video, plus the steps InvestorBase walked through in its October 2026 product webinar.

Type the full address of your contracted property, set the radius (the webinar demo used 3 miles), turn on skip trace, and search. It needs a complete address, not a city or zip code.
On the map, blue pins are flips and green pins are buy-and-hold landlords. Narrow it down by time period, property type, beds and baths, and the newer toggles for acreage, square footage, percent of ARV and price per square foot.
SmartMatch ranks buyers by their past investing behavior so you know who to call first. Open a buyer's Linked Deals to see what they usually buy and pay.
Investor comps show what investors actually paid nearby. Retail comps give you an ARV. Uncheck the outliers.
Add the recommended buyers, plus saved and VIP buyers from your Buyers List, to the deal with one click.
Reach out and record buy-box notes as you talk, like "won't buy septic," so your next deal in that area starts with known buyers.
Build a branded page with photos and numbers, send the private link, and collect offers in one place.
Features
What each feature does, and how a wholesaler actually uses it. Quotes from InvestorBase are their claims.
InvestorBase says: "Enter any address to see the highest-probability buyers ranked and skiptraced so you can start calling immediately." You set the radius, time period, buyer type, property type and beds and baths. In my demo, SmartMatch flagged one buyer with 97 properties.
Skip tracing is included with your paid subscription, with no per-search fees. As I said in the video: "we're not going to build a list and have to go skip trace it somewhere else. Investor Base will actually skip trace for you."
InvestorBase says you can "calculate MAOs using local investor activity" and "generate ARVs using nationwide MLS-backed comps, even in non-disclosure states." Pull retail comps for the ARV, then investor comps to see what local flippers and landlords actually paid.
"This really helps you as a wholesaler figure out what you need to get this under contract for to be able to move it to a flipper or to a landlord because you can see what everybody's already paying." That's me in the video, and it's the part I'd use before making an offer.
InvestorBase says: "See every buyer's status, notes, and activity across your deals." Each deal tracks who you contacted, who's interested, who made an offer and who got assigned. Save your best buyers to your Buyers List with notes and buy boxes, and import a list you already have.
"if we talk to Sharon, and she can say, 'Oh, also I'm buying in Pinellas County or I'm buying in Manatee County or I'm buying up in Pasco or wherever they're buying at.' And we can add that to their profile."David Frizzell, InvestorBase review video (04:45)
InvestorBase says: "Create customized, mobile-ready landing pages with photos, rents, ARVs, pricing, and more. Share your custom URL and track each buyer's offer." The pages carry your company's branding. In the webinar, the co-founder showed his demo link and said: "It does not say Investor Base anywhere on this link." You can attach a plat or survey, and there's a land property type.
"Now, this isn't a public-facing landing page. It's not just going to publish to the internet, but what it will do is let you share this after you publish it."David Frizzell, InvestorBase review video (07:01)
InvestorBase says: "Instantly view a buyer's full history of flips and rentals, including profit, equity, ARV percent, transaction dates, and more."
How I'd use it: before you call, check whether the buyer flips or holds, what they usually pay and how recently they bought. Then mention that deal on the call. InvestorBase's own calling tips suggest an opener like: "I noticed the [flip/rental] you did at [address]. I have a property right around the corner…"

For tech-minded wholesalers
InvestorBase connects with GoHighLevel through an app in the GoHighLevel Marketplace, and with other tools through Zapier.
You don't need any of this to use InvestorBase. But if you run your own CRM, a deal dashboard or an AI assistant, InvestorBase offers a public API and an MCP server. The co-founder said in the webinar that API access "was just released into public beta," so treat it as beta.
x-api-key header. The 25-a-month cap is the API allowance only. InvestorBase doesn't publish a hard monthly search cap for the app; its help page says there are "dynamic limits in place to prevent malicious data mining and abuse, but it is extremely rare for anyone to reach those limits."

Other opinions
These are other people's words, not mine. I checked the big review sites on October 21, 2026: G2 had no InvestorBase listing, and Trustpilot showed an unclaimed profile with 0 reviews. InvestorBase shows "4.9 Stars" with a Google icon on its site; I didn't verify that myself.

The honest list
"Now, to be completely honest, this isn't going to do mobile homes in a mobile park. We're talking about mobile homes on its own property, all right? So, this isn't going to work for mobile home communities"David Frizzell, InvestorBase review video

It's a real company with published pricing and terms. Whether it works for you depends on your deal and your market, so use the 14-day trial to see how many buyers show up near your properties.
For mobile homes on their own land, yes. For mobile homes in a mobile-home park, no. As I said in my review video, "this isn't going to work for mobile home communities."
Contract to Buyer: The InvestorBase Dispo Playbook. It's a step-by-step workflow for one contracted deal, a 14-day trial plan, a new-contract checklist and common mistakes. I email it to you when you opt in with the form on this page. It's a thank-you from me, not part of InvestorBase.
My final take
If you have a deal under contract and no buyers, InvestorBase gives you real investors who've bought nearby, comps to check your price, and a place to track every call and offer. If you need sellers, want a refund safety net, or search by zip code, it's not for you. Use the 14-day trial to see how many buyers show up in your market, then decide.
