About me

Hi, I'm David

I'm a real estate investor in St. Pete, Florida, and the guy behind The Wholesalers Toolbox. I built this site for new wholesalers who want it all laid out step by step, in one place.

My story

How I ended up wholesaling houses

I never planned to be a wholesaler. I got here the long way, one job at a time. Every stop taught me something I still use today, and it's all in the Toolbox.

  1. Selling houses in Michigan and Florida

I started out as a realtor, first in Michigan and then in Florida. I pictured nice suits and big checks. What I got was driving people around all day and giving up my weekends for open houses. It just wasn't for me.

    What it taught me

I know how listings, contracts and closings work from the inside, and I know how agents think. So when I explain the paperwork or how to work with agents, it comes from someone who's sat on that side of the table.

  2. Mortgages, until the 2008 crash

So I moved into the mortgage business. It was great, right up until the 2008 crash. The market fell apart, and I was broke. As my papaw used to say, I was “up the creek without a paddle.”

    What it taught me

I learned how buyers get financed and what lenders look for. I also saw up close what happens to homeowners when the market turns. A lot of the sellers you'll talk to are going through something hard, and I try to teach you to treat them that way.

  3. Inspecting foreclosed houses

To keep the lights on, I took a job inspecting foreclosed houses. Not glamorous, but it paid the bills.

Then I saw a Craigslist ad from a real estate investment company that needed someone to inspect properties. I called, got the job, and became their go-to property inspector.

    What it taught me

I walked through a lot of beat-up houses. I learned to size up a house's condition and the big repairs fast. That's the base of estimating repairs and after repair value, and it's how I teach figuring out ARV.

  4. Rehabbing houses (and burning out)

Then the company said, “David, you should start rehabbing houses for us.” I told them I had zero experience. They said, “You'll figure it out.”

So I hired crews, rolled up my sleeves and flipped houses. They kept giving me more work, which was great, until I hit total burnout.

    What it taught me

I know what rehabs really cost and what a cash buyer needs from a deal to make it work. That's why my numbers and my free Deal Analyzer spreadsheet leave room for the buyer's profit, and why I put so much into building a cash buyers list.

  5. Finding wholesaling

One day it hit me: why was I working myself to death while the investors collected the profits? That's when I found wholesaling. I jumped in headfirst with a bunch of questions, like “How much can I make?” and “Is this even legal?”

    What I do now

Now I put it all together. I find motivated sellers, run the numbers and assign the contract to a cash buyer. I've used DealMachine since I started, from driving for dollars to cold email. These days I also do B2C cold email to property owners with Carl, the AI assistant I built for it.

  6. Why I built the Toolbox

When I asked how to learn wholesaling, everyone said, “Just watch YouTube.” But I'm the type who needs it laid out step by step, all in one place. I couldn't find that, so I built it.

I'm not going to pretend I didn't mess up a lot along the way. I did. This site has the tools and tips I wish I'd had on day one.

    What it means for you

You get the step-by-step version I couldn't find: the tools, the lessons and the numbers, all in one place. Start wherever you are, and skip the mistakes I already made for you.

How it all connects

I've seen a deal from just about every side: the agent, the mortgage guy, the inspector, the rehabber and the wholesaler. The Toolbox is everything I learned from all of them, laid out step by step, so you don't have to learn it the hard way like I did.

How I do things

My promise to you

Here's what you can expect from me.

  • I only recommend tools I'd use. If something isn't a good fit for someone just starting out, I'll tell you.
  • I show you the downsides too. Every tool has them. You deserve to know before you pay for anything.
  • No hype. Wholesaling takes work, and I messed up plenty. I share what I learned so you can skip some of my mistakes.

Heads up: I earn a commission if you buy through my link. Costs you nothing extra, but it helps fund my Starbucks addiction. ☕

I'm a real estate investor, not an attorney or financial advisor.
