smrtPhone Review: Pricing, smrtDialer and CRM Integrations for Real Estate Investors

A per-seat phone system built for real estate investors that logs calls and texts in CRMs like Podio and GoHighLevel. It's cheap to start, but the power dialer, usage, numbers and texting registration cost extra, and refunds generally aren't offered.

Is smrtPhone good for wholesaling? Who it's for and who should skip it

A good fit if you're

  • Wholesalers and investor teams who live in Podio, InvestorFuse, GoHighLevel, DataSift or Left Main/Salesforce and want calls, texts and notes logged on the lead record.
  • Small teams that want a full phone system (call flows, ring groups, a team inbox) and, if they need it, a 1 to 4 line power dialer, all priced per seat.
  • Anyone who wants month-to-month terms with no long-term contract.
  • Teams that care about caller ID and texting compliance: smrtPhone has a Trust Center, STIR/SHAKEN, CNAM caller name and DNC tools built in. Branded caller ID (name and logo) is on its roadmap but isn't live yet.

Skip it if you're

  • Teams on REsimpli, Follow Up Boss or REI BlackBook. None of them is on smrtPhone's integration list.
  • Anyone who wants bulk SMS blasting or ringless voicemail. smrtPhone's help center says it offers neither.
  • High-volume cold callers who want one flat price. The dialer is a separate subscription, and its Single and Multi Line plans charge $0.03 a minute.
  • Anyone who needs phone support. Support is live chat and email, with no phone support.

What does smrtPhone do? A real estate phone system with texting, a power dialer and CRM sync

Here's what smrtPhone says it does, from its own pricing pages and help center. I haven't run it myself, so this is what smrtPhone shows and describes, not my results. The full list, grouped by job, follows the highlights.

CRM

Calls and texts that sync to your CRM

smrtPhone's main selling point is CRM sync. Its help center lists Podio (including REIvolution, BeastMode and DealPro builds), InvestorFuse, GoHighLevel, DataSift, Carrot, Tape, Invelo, Realeflow, Forefront, REI Automated and REI Software. Salesforce, which covers Billions and Streamline REI, is a $20 per seat add-on. smrtPhone's pricing page lists Left Main REI as an included integration, but its help center sets it up through Salesforce (a $20 add-on). Ask support which applies to you.

A Chrome extension adds click-to-call inside Carrot, InvestorFuse, REISift, GoHighLevel and Forefront. Reviewers mention the Podio sync again and again.

Dialer

smrtDialer: a 1 to 4 line power dialer

smrtDialer is a power dialer sold as a separate subscription, and it needs an active smrtPhone subscription. Single Line dials 1 line, and Multi Line and Business dial up to 4 at once.

It includes voicemail drops, monitor, whisper and join, conferences of up to 50, wrong-number removal, DNC tools, AI answering-machine detection and up to 10 numbers per lead, with unlimited leads and campaigns.

smrtDialer power dialer campaign calling several seller numbers at once
Texting

Texting with templates, team inboxes and SMS Flow

Every seat can text, with SMS templates, team inboxes, SMS Flow, an SMS API and webhooks. Standard includes 1,000 text segments per seat.

Texting needs A2P 10DLC carrier registration before messages go out. smrtPhone offers a done-for-you registration for $97 one-time. It doesn't offer bulk text blasts.

Call flows

A full phone system: call flows, IVR and ring groups

smrtPhone lists 60+ phone features per seat: local, toll-free and international numbers, number porting, voicemail with transcription, call recording, IVR, ring groups, round robin and sticky caller ID.

It runs on the web, iOS, Android and a Chrome extension, so a team can route inbound seller calls without a separate phone provider. The Advanced Calling add-on ($15 per seat a month) adds supervisory tools, warm transfers, conference calling and location-based caller ID.

Compliance

Caller ID, DNC and compliance tools

The pricing page lists a Trust Center, STIR/SHAKEN, CNAM, A2P 10DLC registration, two-factor login, DNC and do-not-text management, a DNC API and automatic opt-out handling. Branded caller ID (name and logo) is on smrtPhone's roadmap but isn't live yet; CNAM (business name, up to 15 characters) is available now.

smrtLeads, in beta, adds DNC scrubbing and skip tracing that push into your CRM or dial lists.

AI

AI transcription and smrtAgents

Calls can be recorded and transcribed by AI, and an Advanced AI Tools add-on costs $10 per seat a month.

smrtAgents are AI agents for inbound acquisitions, property maintenance, follow-up and after-hours reception. smrtPhone doesn't publish a price for them; it says the price varies by schedule.

Does smrtPhone have a free trial?

Yes. smrtPhone offers a 14-day trial. Its pricing page says “no credit card required,” and the first signup step asks only for an email (later steps weren't checked). Its help center says activating the subscription charges your card. It isn't fully free, though: smrtPhone says you're responsible for any calls and texts you make during the trial, and its help center says $7 goes on your balance for your first number. Trial limits are US and Canada only, 3-minute calls, 100 minutes total, 10 outbound texts after texting registration, 1 number, 1 dialer seat, 3 recordings, 3-person conferences and 10 minutes of video calling. The pricing page says you choose a plan when the trial ends, but the help center says the subscription is activated automatically after 14 days, so decide before day 14.

Beyond the seat price

What smrtPhone really costs with the dialer, numbers and texting

Simple sums from smrtPhone's current prices, for one seat on monthly billing. Your usage will differ, so treat these as examples, not quotes.

First 3 months with TOOLBOX30 (Standard + Single Line)$79 x 70% = $55.30Then $79; usage isn't part of the subscription price

Why do other reviews say smrtPhone costs $75 or $125?

Those were smrtPhone's older account-level Standard and Pro plans. New accounts now get per-seat pricing: Standard at $29 per seat ($24 yearly) and Unlimited at $99 ($83 yearly).

What else adds to the bill?

Extra numbers ($5 each for your first 10), texting registration carrier fees (from $4.50 plus $15 per campaign verification, then $1.50 to $10 a month), per-text carrier fees passed through with a 5% markup, and add-ons like Salesforce or Advanced AI Tools.

Is Unlimited really unlimited?

No. smrtPhone's fair usage policy caps Unlimited at 2,500 talk minutes and 2,500 text segments per seat a month, pooled across the account, then $0.03 a minute and $0.02 a segment.

How are minutes counted?

In full minutes, rounded up, with a 1-minute minimum, and ring time counts. Unused minutes and texts don't roll over to next month.

The fine print

smrtPhone free trial, refunds and cancellation: the fine print

From smrtPhone's pricing page, signup page, terms, refund policy and help center.

Do you need a credit card for the trial?

Maybe not at the start. smrtPhone's pricing page says “no credit card required,” and the first signup step asks only for an email (later steps weren't checked). Its help center says activating the subscription charges your card. You still pay for calls and texts during the trial, and $7 goes on your balance for your first number.

What are the trial limits?

Per smrtPhone's help center: US and Canada only, 3-minute call maximum, 100 minutes total, 10 outbound texts (after texting registration), 1 number, 1 dialer seat, 3 recordings, 3 people per conference call and 10 minutes of video calling for the whole trial.

What happens when the trial ends?

The pricing page says you choose a plan to continue and your data is kept. The help center says the subscription is activated automatically after 14 days. Decide before day 14, and note you can't port your numbers out during the trial.

Can I get a refund?

Generally no. smrtPhone's refund policy says it doesn't refund credits or subscription payments. The narrow exceptions are an accidental annual payment (at their discretion, minus admin charges) and, at their discretion, new numbers you barely used within 7 days.

Is there a contract, and how do I cancel?

There's no long-term contract or cancellation penalty; you pay monthly or yearly. Plans auto-renew, and the terms say to cancel in the Portal at least 30 days before renewal. Cancelling takes effect at the end of the cycle, and annual plans aren't refunded.

What happens to my numbers if I cancel?

They're released unless you port them out first, and recordings are deleted. Porting out is free. smrtPhone says you have 90 days to change your mind.

What else is in the Terms?

Disputes go to JAMS arbitration in Delaware, and class actions aren't allowed. Overdue amounts can carry a 10% late fee. Both are worth knowing before you sign up.

Pros and cons

smrtPhone pros and cons

Pros

  • Native sync with the CRMs many wholesalers use: Podio, InvestorFuse, GoHighLevel, DataSift and more.
  • Low entry price: $29 per seat a month ($24 yearly) with 500 minutes and 1,000 text segments.
  • A full phone system, not just a dialer: call flows, IVR, ring groups, round robin, team inboxes and recording.
  • An optional 1 to 4 line power dialer with voicemail drops and monitor, whisper and join.
  • Compliance tools built in: Trust Center, STIR/SHAKEN, CNAM caller name, DNC management and automatic opt-out.
  • No long-term contract, and yearly billing gives 2 months free.
  • Public reviewers often praise the support team and the Podio sync.

Cons

  • The real cost runs above the seat price: the dialer, usage, numbers, texting registration and CRM add-ons are extra.
  • “Unlimited” has a fair-use cap of 2,500 minutes and 2,500 text segments per seat a month.
  • Generally no refunds on subscriptions or credits, and you must keep a prepaid balance.
  • No native integration with REsimpli, Follow Up Boss or REI BlackBook, and HubSpot is still marked coming soon.
  • No bulk text blasts or ringless voicemail.
  • Support is live chat and email, with no phone support.
  • Branded caller ID (name and logo) isn't live yet; it's on smrtPhone's roadmap. CNAM caller name is available now.
  • Worth knowing in the Terms: disputes go to JAMS arbitration in Delaware with no class actions, and overdue amounts can carry a 10% late fee.
  • The move to per-seat pricing annoyed some existing users. One 2-star App Store reviewer wrote: “It was good but they decided to go from $25 to $75 with no warning and I was not grandfathered in.”
  • The mobile apps get mixed reviews: 3.82 out of 5 on Google Play, and many recent App Store reviews complain about dropped calls and logouts.

How these were picked: every quote is copied word for word from a page you can open, with the reviewer's name or handle as shown. I left out smrtPhone's own homepage testimonials, a review from someone smrtPhone features as an endorser, one-word reviews, and harsh one-star reviews (I cover their themes under pros and cons and in the ratings section below).

The theme worth planning for: users like the CRM sync, the price and the support team; the complaints are mostly about the mobile app and the limits of the phone system.

Readymode is a high-volume call-center dialer from $239 per license a month ($199 yearly), with free outbound minutes under fair use. It's built for big calling floors; smrtPhone fits smaller teams who want CRM sync and texting.

smrtPhone vs Kixie

Kixie also does click-to-call, texting and a 1 or up-to-4 line power dialer with CRM sync, and it offers a 7-day trial with no credit card. Its prices weren't shown on its pricing page, so see their site.

smrtPhone vs CallTools

CallTools is a predictive, power and preview dialer with its own CRM. Pricing is quote-only through a specialist, so compare on a demo.

smrtPhone vs REsimpli's dialer

REsimpli is an all-in-one CRM with its own built-in dialer, and it isn't on smrtPhone's integration list. If you run REsimpli, test its dialer first. See my REsimpli review.

FAQ

smrtPhone FAQ: pricing, trial, refunds and integrations

How much does smrtPhone cost per month?

Standard is $29 per seat a month, or $24 billed yearly, with 500 minutes and 1,000 text segments per seat. Unlimited is $99 per seat a month, or $83 billed yearly, with fair-use caps. The smrtDialer power dialer, extra numbers, usage, texting registration and some add-ons cost extra.

Is smrtDialer included with smrtPhone?

No. smrtDialer is a separate subscription that needs an active smrtPhone subscription. Single Line is $50 per seat a month, Multi Line (up to 4 lines) is $90 and Business is $150, or $42, $75 and $125 billed yearly. Single and Multi Line minutes cost $0.03 each.

Does smrtPhone have a free trial, and do you need a credit card?

Yes, 14 days. smrtPhone's pricing page says “no credit card required,” and the first signup step asks only for an email (later steps weren't checked). Its help center says activating the subscription charges your card. You pay for calls and texts during the trial, and $7 goes on your balance for your first number.

Does smrtPhone integrate with Podio, Left Main, REsimpli or HubSpot?

Podio is included, along with InvestorFuse, GoHighLevel, DataSift, Carrot and others. For Left Main REI, the pricing page lists it as included, but the help center sets it up through the $20 per seat Salesforce add-on, so ask support. HubSpot is marked coming soon. REsimpli, Follow Up Boss and REI BlackBook aren't on its integration list.

Can smrtPhone send bulk texts or ringless voicemail?

No to both, per smrtPhone's help center. You can text leads one to one with templates, team inboxes and SMS Flow, and smrtDialer has voicemail drops during dialing sessions. Every text needs A2P 10DLC registration before it goes out.

Does smrtPhone offer refunds, and is there a contract?

Generally no refunds: the refund policy says credits and subscription payments aren't refunded, with narrow exceptions for an accidental annual payment and barely used new numbers. There's no long-term contract. Plans auto-renew, and the Terms say to cancel in the Portal at least 30 days before renewal. Port your numbers out first or they're released.

Does smrtPhone have branded caller ID?

Not yet. Branded caller ID (name and logo) is on smrtPhone's roadmap but isn't live yet; CNAM (business name, up to 15 characters) is available now. smrtPhone also lists STIR/SHAKEN, which turns on after your Trust Center profile is approved, plus sticky and paired caller ID.

Is smrtPhone Unlimited really unlimited?

Not quite. Unlimited is $99 per seat a month ($83 yearly), and its fair usage policy caps it at 2,500 talk minutes and 2,500 text segments per seat a month, pooled across the account. Past that, minutes are $0.03 and text segments $0.02.

Is there a smrtPhone promo code?

Yes. Code TOOLBOX30 gives 30% off the first 3 months of smrtPhone and/or smrtDialer. smrtPhone says partner codes work on monthly subscriptions only, once per account per product, so it won't apply to yearly billing.

Is smrtPhone TCPA compliant?

smrtPhone gives you compliance tools: DNC and do-not-text management, automatic opt-out, a DNC API, A2P 10DLC texting registration and a Trust Center. Staying within the TCPA is still on you: who you call or text, consent, calling hours and opt-outs. The free calling playbook on this page has a compliance checklist. This isn't legal advice.

Bottom line

smrtPhone review: the bottom line

smrtPhone is a phone system built around real estate CRMs. If your leads live in Podio, InvestorFuse, GoHighLevel, DataSift or another CRM on its list, it logs calls, texts and notes where you already work, and Standard starts at $29 per seat a month.

Budget for more than the seat price: the smrtDialer power dialer is a separate $50 to $150 per seat, and usage, numbers, texting registration and CRM add-ons add up. There are generally no refunds, “Unlimited” has a fair-use cap, and cancelling takes 30 days' notice before renewal. Use the 14-day trial to test it with your own CRM and leads, and decide before day 14.
