Questions
Tax Delinquent Blueprint FAQ
Straight answers to what people ask most about TDB.
Is the Tax Delinquent Blueprint legit or a scam?
Yes, it’s a legit, paid training program, not a scam. It has a public order page, a named 30-day guarantee and two named creators, Jason Palliser and Jason Lucchesi. I’ve sat in on Palliser’s live event, I’m in the TDB Facebook group, and I’ve interviewed a student and both creators on my channel.
How much does the Tax Delinquent Blueprint cost?
The Tax Delinquent Blueprint costs $1,495 paid in full, or 3 payments of $695, on the official order page as of October 21, 2026. Paying in full costs less overall. Some older reviews and reseller sites list a higher price. Your mailers are a separate, ongoing cost on top of the course.
Why do some sites list a different price for the Tax Delinquent Blueprint?
Some older reviews still list $3,997, and cheap “group buy” sites sell pirated copies of an old version. Neither is the current official offer. The official order page showed $1,495, or 3 payments of $695, as of October 21, 2026. Pirated copies don’t include the group, the done-for-you pieces, JV help or the guarantee.
Is there a refund or money-back guarantee?
Yes, but it’s conditional. The order page offers a 30-Day Money Back Challenge if you complete all 11 lessons, mail at least one mailer of 100 letters (they ask you to use REI Print Mail), post a Facebook introduction, and post questions in the private group. Read the full terms before you buy.
How much money do I need besides the course?
Besides the course, you need an ongoing mailing budget, and that’s the main extra cost. Size it to what you can afford: Tiffany sends about 20 mailers a month. Get a current quote from a mail house before you start. Optional extras include paid help getting a hard county list, skip tracing for texts and closing costs.
Is the tax assistance letter a bait and switch?
No, not when you work it the right way. TDB teaches you to educate owners about the tax-sale process and offer real options, and two of their three options keep the owner in the home. Say clearly that you’re a private company, never promise to pay taxes unless you really can, and edit the template until it fits your market.
How long does it take to get a first deal?
Nobody can promise a timeline. The training itself is short: the creators say three to four hours, or about a day. After that, your first deal depends on getting your county list, how close owners are to tax sale, how many letters you mail and how well you follow up. Some letters pay off months or even years later.
Does the Tax Delinquent Blueprint work in my state?
It can work in any county where you can get a tax-delinquent list, but the rules differ by state. Lesson 2 covers what to find out for your state, like tax lien vs. tax deed and what happens at tax sale. Some counties make lists harder to get. Check your state’s laws with a local real estate attorney first.
Can I do the Tax Delinquent Blueprint remotely?
Yes. The creators say you can work any county virtually, by phone, because owners call you after they get your letter. Palliser said in the 2023 webinar that you can “press go in any County you want virtually.” Getting the list still depends on the county, and some counties are harder than others.
Do I need a real estate license or my own money to buy houses?
No license is needed, according to Palliser, and you don’t need cash to buy houses for most deals. Palliser says he wholesales about 70% of deals by selling the contract to a cash buyer, and the Deal Submission JV portal lets the TDB team partner on deals you can’t fund. Check your own state’s licensing rules.
Is this the same as tax lien or tax deed auction investing?
No. The Tax Delinquent Blueprint isn’t auction investing. You contact owners before the tax sale and offer them options. As Jason Lucchesi put it, you’re not attending auctions, you’re helping people before that happens. If you want to bid on tax liens or deeds at auction, that’s a different strategy and a different course.
Who created the Tax Delinquent Blueprint?
The Tax Delinquent Blueprint was created by Jason Palliser and Jason Lucchesi of No Flipping Excuses. Palliser says he first used the method at the hedge fund level. Lucchesi says Palliser brought it to him around 2017 or 2018, and he calls himself one of the program’s founders. I know both of them personally.
Is the Tax Delinquent Blueprint good for beginners?
Yes, for committed beginners who can afford it. Lucchesi says it fits everyone from brand new to advanced, and I’ve said that if I were starting fresh, this is what I’d get. But it’s $1,495 plus mail. If you can’t afford that without stress, or you won’t do the work, wait and start with driving for dollars.
Is there coaching or support after I buy?
Yes. Along with the 8 Insider Fast-Track Training Lessons, you get live interaction and coaching with the team, plus the private TDB Facebook group. In my experience the group is active: people answer questions, and experienced members will JV with you or listen in on calls to help you get a deal to the finish line.
Tax Delinquent Blueprint vs. driving for dollars: which is better for beginners?
Driving for dollars is the cheapest way to start, but it costs a lot of time. TDB costs more up front, then targets a small, filtered list of owners who call you. If you have no budget for the course plus mail, drive for dollars first. If you can afford it and want inbound calls, TDB is what I’d pick.
