  • People who call and text a lot of records each month and want skip tracing without a per-record fee.
  • Anyone who wants AI comps and a maximum offer number next to the lead (Pro and up).

Skip it if you're

Key features

What does Xleads do? Key features

Here's what Xleads says each plan does. I haven't run my own campaigns through it, so this is what Xleads shows and describes, plus what its users report.

Lead lists

Motivated-seller list types, refreshed daily

Basic includes 11 list types and Pro and X Plan 17, such as pre-foreclosures, tax liens, probate, vacant and absentee owners, with an exclude tab on Pro to drop records you don't want.

Xleads says its data refreshes daily and comes from the same kinds of providers other list tools use, plus its own AI scoring.

Skip tracing

Skip tracing included up to your monthly record limit

Xleads advertises unlimited free skip tracing, with skip traced record downloads capped at 25,000 a month on Basic, 40,000 on Pro and 60,000 on X Plan.

LeadTrace delivers phones and emails when you export, up to 10,000 records per export. Some Reddit users report a low contact rate, so test numbers on owners you can verify.

AI scoring

SkyDrive AI distress scores from satellite images

Xleads' AI driving for dollars looks at satellite imagery and gives properties a 0 to 100 distress index, for a set number of AI zip codes per plan.

It's a way to spot rough-looking houses without driving. Its site shows different zip code counts on the monthly and yearly cards, so confirm what you get.

Usage charges like numbers, texts and dialer minutes aren't refundable, so start with a small batch.

Common questions

Xleads CRM, app and the latest update: straight answers

Is the Xleads CRM just GoHighLevel?

Yes, at its core. Xleads calls it a "Custom GoHighLevel CRM": GoHighLevel's pipelines, workflows and e-signing, set up for wholesaling, with Xleads' lists and skip tracing feeding into it. If you already pay for GoHighLevel on its own, ask Xleads whether you can bring your account or need to move.

Does Xleads have an app?

Xleads lists a D4D (driving for dollars) app on every plan, plus SkyDrive AI virtual driving. I couldn't find an Xleads listing on the App Store, so ask support whether it's a phone app or a web tool before you plan your driving around it.

What do the Xleads AI agents do?

Xleads lists AI agents for inbound call answering, AI texting and AI follow-ups on every plan. Ask how they're billed, since texts, numbers and other usage are charged on top of the plan.

What changed in the latest Xleads update?

Xleads has rolled out a big platform update that users call V4. On Reddit, one user says the data is leaps ahead of what it used to be, while another thread asks if anyone else dislikes it. If you tried an older version, judge the current one on a small test list.

How many records can I export from Xleads?

Up to 10,000 records per export, within your plan's monthly skip traced records: 25,000 on Basic, 40,000 on Pro and 60,000 on X Plan.

  • Refunds: the policy offers a 24-hour no-questions refund on the subscription fee only, though another line on the same page says 7 days. Usage charges aren't refundable.
  • Cancelling: plans renew month to month until you cancel; cancelling takes effect at the end of the period you've paid for, with no refund for it.

Does Xleads have a free trial?

No trial shows on Xleads' pricing page or checkout, where Basic monthly charges $97 today, but its help desk mentions export limits during a trial, so ask support whether one is running. Its refund policy offers a 24-hour no-questions refund on the subscription fee, though another line on the same page says 7 days. Ask support before you buy.

Before you pay

Xleads complaints, refunds and cancelling: what to know first

These are the questions people search before they buy, answered from Xleads' own refund policy and terms and from public user threads.

What do people complain about with Xleads?

In public threads, the recurring complaints are low contact rates on some skip traced numbers, lists that don't suit land deals (no parcel IDs or lot sizes), and changes in the big platform update. Others say the price, the bundled CRM and the free skip tracing are why they stay.

What is Xleads' refund policy, really?

Its refund page offers a 24-hour no-questions refund on the subscription fee, but another section of the same page says 7 days. Phone numbers, texting, dialer time, web hosting, A2P and email charges aren't refundable. Get the window confirmed in writing before you pay.

How do I cancel Xleads?

Plans renew month to month until you cancel, in your account settings or through support. Cancelling takes effect at the end of the period you've paid for, with no refund for that period.

Is there an Xleads trial or promo code?

Not on the pricing page or checkout. Xleads' own help desk mentions export limits during a trial, and some other sites describe a 7- or 14-day trial, so ask support whether one is running. I didn't find a promo code on Xleads' own site.

Is Xleads legit?

It's a real company based in Palm City, Florida, with published terms, a refund policy and standard card checkout. Independent reviews are thin and mixed, so the safe move is a short, small test inside the refund window.

What users say

Xleads reviews: what users say

Xleads doesn't have many independent reviews, so I read the Reddit and BiggerPockets threads people link to most. Here's what users say, copied word for word with links. Most of it is positive, with one fair word of caution.

Public user reviews, quoted word for word. Tap a source to read the full post.

“I used it for awhile and liked it, the main benefit was the skip tracing.”

“For me Xleads wasn’t worth the hype. I’d compare other data and skip tracing options before paying for it”

How these were picked: every quote is copied word for word from a public thread, with the poster's name or handle as shown. I left out posts from people who promote Xleads with affiliate links, harsh or abusive comments, and posts pushing other tools. I also left out star scores from review sites I couldn't open and check myself.

The themes that come up most: people like getting skip tracing and GoHighLevel in one bill, and some say the data has improved a lot. A few report low contact rates, and land investors say the lists lack parcel IDs. Test a small list on owners you know first.

Head to head

Xleads vs Assigns, DealMachine, PropStream and other tools

Quick takes on the comparisons people search for most, from each company's own site.

Xleads vs Assigns

Assigns is a newer all-in-one tool from wholesaler Maximilian Dier, who has also posted Xleads reviews on YouTube. Its site shows plans from $119/mo with lower launch and yearly prices, free owner phone lookups inside the app (credits only for CSV exports), AI comps, calculators, a mini CRM and cash buyer search. Xleads goes further on CRM, dialer, texting and AI agents. Assigns' site also shows a waitlist, so check whether you can sign up.

Xleads vs DealMachine

DealMachine sells per-seat plans with monthly data credits, built around its driving for dollars app, with pay-as-you-go postcards and API access; see their site for current prices. Pick it if you find most deals on the road. Pick Xleads if you want a CRM and dialer in the same bill.

Xleads vs PropStream

PropStream starts at $99/mo, or $81/mo billed yearly, with a 7-day trial and 50 free leads, and is known for deep filters and comps. It has no built-in CRM, and skip tracing is free only with its Connect add-on on higher plans. Xleads costs less to start and bundles the CRM.

Xleads vs BatchLeads

BatchLeads starts at $119/mo with three users, owner contact info on saved leads and a 7-day trial on monthly plans, but no full CRM. Xleads is $97/mo with a GoHighLevel CRM and dialer, and no trial on the pricing page.

Xleads vs Propwire

Propwire says its property search is 100% free and its app can skip trace owners. It's a good free starting point. Xleads adds daily-refreshed motivated-seller lists, a CRM, dialer, texting and AI tools.

Xleads vs REsimpli

Both pair data with a CRM. REsimpli is CRM-first, from $249/mo billed yearly on its Solo plan, with a 14-day trial. Xleads is cheaper to start and leads with lists and skip tracing.

FAQ

Xleads FAQ: common questions

Is Xleads worth it?

It can be if you want lists, skip tracing, a CRM, a dialer and texting under one bill and you're willing to set it up. The price is low for that bundle. The catches are no trial on the pricing page, a short refund window and few public reviews, so check the data in your market first.

How much does Xleads cost?

Xleads Basic is $97/mo, Pro $199/mo and X Plan $249/mo, billed monthly. Billed yearly, Basic is $81/mo, Pro $1,908 a year and X Plan $2,748 a year. Dialer time, texts and the $150/mo triple-line dialer are extra.

Does Xleads have a free trial?

No trial shows on Xleads' pricing page or checkout, where Basic monthly charges $97 at sign-up, but its own help desk mentions trial export limits. Some other websites mention a trial, so ask Xleads support. Its refund policy offers 24 hours to request a refund of the subscription fee, though one line on the page says 7 days.

What is Xleads' refund policy?

Xleads' policy offers a no-questions-asked refund of the subscription fee if you email support within 24 hours of purchase, though another line on the same page says 7 days. Usage charges such as texts, dialer time, phone numbers and hosting aren't refundable. Confirm in writing before you buy.

Does Xleads include skip tracing?

Yes. Xleads advertises unlimited free skip tracing, with skip traced record downloads capped at 25,000 a month on Basic, 40,000 on Pro and 60,000 on X Plan. Some users report low contact rates, so test the numbers on owners you can verify before you scale.

What CRM does Xleads use?

Xleads includes a custom version of GoHighLevel on every plan, with pipelines, workflows, e-signing and AI agents for inbound call answering, texting and follow-ups. Xleads says it sets up texting registration for you. If you've never used GoHighLevel, expect to spend time learning it.

Xleads vs BatchLeads: which is better?

Xleads starts at $97/mo and bundles a CRM, dialer and texting. BatchLeads starts at $119/mo for lists with contact info and three users, has a 7-day trial on monthly plans and a much longer public review record, but no built-in CRM. Pick on whether you want the bundle or the trial and track record.

Is Xleads good for land investors?

Probably not as your main tool. Reddit users who wholesale land say Xleads lists don't show parcel IDs or lot sizes, and its comps are built for houses. If you mainly buy land, look for a tool built around parcel data before choosing Xleads.

How do I cancel Xleads?

Plans renew month to month until you cancel. You can cancel in your account settings or by contacting support, and it takes effect at the end of the period you've paid for. You won't get a refund for that period, and usage charges are never refunded.

Have you used Xleads yourself?

No. I haven't run my own campaigns through Xleads, so this review is built from Xleads' own site, pricing, checkout and refund policy, plus public threads on Reddit and BiggerPockets. I'm telling you up front so you can weigh it and test it yourself.

Bottom line

Xleads review: the bottom line

Xleads packs a lot into $97/mo: motivated-seller lists, skip tracing, a custom GoHighLevel CRM, a dialer, texting and AI agents. If you want one bill instead of four and you're willing to learn GoHighLevel, it's worth a serious look.

The catches are real: no trial on the pricing page, a refund window of 24 hours by one line of the policy, usage billed on top, and thin independent reviews. Ask support your questions, start on monthly Basic, and test one small list before you commit to a year.
