Quick answer

InvestorLift is a buyers marketplace and dispo platform for real estate wholesalers. You upload a deal you have under contract, it matches the deal to cash buyers by what they've bought, and you market it by email and text and collect offers. Seller plans start at $2,000 a quarter, and buyers browse the marketplace for free.

Best for: Wholesalers doing at least one deal a month who need more buyers than their own list gives them.

Skip it if: New wholesalers without steady deals. InvestorLift's own site says it probably isn't for you if you aren't closing deals yet.

Is InvestorLift worth it? Who it's for and who should skip it

A good fit if you're

  • Wholesalers doing at least one deal a month who need more buyers than their own list gives them.
  • Dispo managers who want one place to post deals, send blasts, track who looked and collect offers.
  • Teams selling deals outside their home market, where they don't have a buyers list yet.
  • Cash buyers who want to browse off-market deals from many wholesalers in one place.

Skip it if you're

  • New wholesalers without steady deals. InvestorLift's own site says it probably isn't for you if you aren't closing deals yet.
  • Anyone who needs seller leads. It sells deals; it doesn't find motivated sellers.
  • People who want to try before paying. There's no free trial on seller plans, and they're billed quarterly or yearly up front.
  • Wholesalers who don't control the deal. InvestorLift blacklists accounts that market a property without the consent of the contract holder.
Key features

What does InvestorLift do? Key features

Here's what InvestorLift says it does for the person selling the deal. David hasn't sold deals through it, so this is what InvestorLift shows and describes in its own pages and help center. The full list, grouped by job, follows the highlights.

Marketplace

A large marketplace of cash buyers

InvestorLift runs a public marketplace where buyers set a buy box and get deals that match it. It says the marketplace has more than 5 million registered buyers.

Your deal can go in front of buyers you've never met, which is the main reason wholesalers pay for it. Treat the buyer count as a reach number, not a count of active cash buyers in your county.

Buyer matching

Match deals to buyers by what they've bought

Upload a deal and InvestorLift ranks buyers by what they've bought, where they buy, the price range they close at and how they're reacting to your deal.

Plans set how many InvestorLift buyers each campaign can reach: 1,000 on Pro, 10,000 on Falcon and over 1 million on Lieutenant.

Marketing

Email and text blasts with engagement tracking

Every plan includes email and SMS blasts. InvestorLift tracks who opens a deal and what they do on it, then scores buyers so you know who to call first.

Texts are billed on top of the plan through credits, at about 2 cents a segment per their FAQ.

Buyer research

God Mode and Artemis Mode

God Mode lets you plug in any property and see who's been buying nearby, what they buy and at what prices, then add them to your buyers list. Skip tracing a buyer costs 12 cents through credits.

Artemis Mode surfaces hot buyers for a property. Every seller plan includes God Mode and Artemis Mode. What changes is reach: Pro sees leads from buyers on your own list, Falcon adds buyers who aren't on your list yet, and Lieutenant includes them free. Pro accounts can unlock Artemis plus Deals Nearby for $1,000 for 30 days.

InvestorLift God Mode buyer research
Offers

Offers and deal tracking in one hub

Buyers make offers and message you inside the platform, can upload proof of funds, and you track each deal's status from contract to sold.

That replaces the spreadsheet many dispo reps use, but it isn't a full seller CRM.

InvestorLift offers dashboard with deal status for each buyer
Trust

Verified Deals

Sellers can upload their purchase agreement so a listing shows as verified. InvestorLift says the contract is used only to verify the deal and isn't shared with buyers.

Buyers on the premium plan can filter to verified deals only, which matters on a marketplace where listing quality varies.

Does InvestorLift have a free trial?

No. InvestorLift's seller plans start with a demo call or the Buy button on the pricing page, and are billed quarterly or yearly up front. Their billing FAQ says InvestorLift does not typically offer refunds. Buyer accounts are free.

Beyond the plan price

What InvestorLift really costs: quarterly vs yearly, Lite vs Pro

Simple sums from InvestorLift's pricing page. Paying quarterly costs about a third more over a year than paying yearly up front.

PlanPaid quarterly, per yearPaid yearlyDifference
Pro$8,000$6,000$2,000
Falcon$18,000$15,000$3,000
Lieutenant$45,000$36,000$9,000

Should I pay quarterly or yearly?

Yearly is cheaper, but it's a bigger bet, since refunds aren't typically offered. If you're new to InvestorLift, a quarter on Pro is the smaller test, even though it costs more per month.

What's InvestorLift Lite vs Pro?

Lite works through Investorlift.ai: you pay an AI marketing fee per deal instead of a subscription, and InvestorLift says you get at least 50 outbound leads per deal plus unlimited inbound leads. The fee isn't published, so see their site. Pro is the $2,000-a-quarter subscription with blasts, God Mode and 3 users.

What adds to the bill?

Credits for texts (2 cents a segment), MMS (3 cents), skip tracing (12 cents) and rented buyers (25 cents each), plus $49/mo for each extra Pro user. A campaign that rents 2,000 buyers is $500 in credits.

How do I cancel InvestorLift?

Contact the customer success team at least 30 days before your renewal date, through the chat in your admin account or by emailing support@investorlift.com. Plans auto-renew at the then-current price.

Pros and cons

InvestorLift pros and cons

Pros

  • See who opened your deal and how engaged they are before you call.
  • God Mode helps you build your own buyers list for any area, and LiftGPT adds AI underwriting.
  • Free for buyers, so the marketplace has a lot of buyer traffic.

Cons

  • Expensive and paid up front: $2,000 a quarter is the entry price.
  • Refunds are not typically offered, and cancelling takes notice 30 days before renewal.
  • No free trial on seller plans; you book a demo.
  • Texts, skip tracing and extra users cost extra.
  • Plan details like user counts differ between InvestorLift's own pages, so confirm them on the demo.
  • Not built for beginners, by InvestorLift's own description.
Trust and complaints

Is InvestorLift legit? Complaints and how it handles trust

Is InvestorLift a real company?

Yes. It's run by Investorlift, Inc., with a buyer marketplace, a seller platform, a help center and an iOS app. Users on Reddit say it gets deals in front of active cash buyers.

What do people complain about?

Price comes up most for newer wholesalers. In Reddit threads, users also mention weaker results in small markets, emails landing in spam, and other wholesalers marketing the same deal.

What stops people from posting deals they don't control?

InvestorLift blacklists accounts that market a property without the consent of the contract holder. Sellers can also upload their contract to get a Verified Deal badge, and buyers and sellers review each other.

Can I get a refund if it doesn't work?

Don't count on it. The billing FAQ says InvestorLift does not typically offer refunds, and the terms make any refund their call. Ask every question on the demo before you pay.

How these were picked: every quote is copied word for word from a page you can open, with the reviewer's name or handle as shown. I left out posts from InvestorLift staff, people selling dispo or JV services, quotes with income figures, and star scores from review sites I couldn't open and check myself.

The theme worth planning for: users say it gets deals in front of active cash buyers fast, and the price makes the most sense once you're closing deals every month.

  • Look at PropStream if you also need seller leads and want buyer research in the same tool.
  • Build your own list if you're still working toward steady deals; the plan prices are hard to justify before then.

Head to head

InvestorLift vs InvestorBase, PropStream, REsimpli and more

Quick takes on the comparisons people search for most, from each company's own site.

InvestorLift vs InvestorBase

InvestorBase is $199 to $299/mo depending on billing, with a 14-day trial, and you reach out to buyers yourself. InvestorLift costs far more but brings marketplace buyers to your deal.

InvestorLift vs PropStream

PropStream ($99/mo) is a seller-lead and data tool with a Cash Buyers list and a $70/mo Investor Outreach add-on. Use it to find deals and some buyers; use InvestorLift to sell deals at volume.

InvestorLift vs DealMachine

DealMachine is a lead tool built around driving for dollars, with per-seat plans; see their site for prices. It finds sellers, not buyers.

InvestorLift vs REsimpli

REsimpli is an all-in-one CRM from $249/mo billed yearly, with a 14-day trial, for working seller leads. Many teams would pair a CRM with a dispo tool rather than pick one.

InvestorLift vs Zillow

Zillow is where listed homes are sold to the public. InvestorLift is for off-market wholesale deals marketed to cash investors.

InvestorLift vs your own buyers list

Your own list costs your time and a texting tool. Build it first; InvestorLift makes sense when your deals outgrow it.

FAQ

InvestorLift FAQ: common questions

Is InvestorLift worth it?

It can be if you close deals every month and need more buyers than your own list gives you. The marketplace puts your deal in front of buyers you've never met. If you're still working toward steady deals, the up-front quarterly price and the fact that refunds aren't typically offered make it hard to justify.

How much does InvestorLift cost?

Seller plans start at $2,000 a quarter for Pro, $4,500 for Falcon and $11,250 for Lieutenant, or $6,000, $15,000 and $36,000 billed yearly. Texts, skip tracing and extra users cost extra. Buyer accounts are free, with an optional premium. Prices can change, so check their site.

Is InvestorLift free for buyers?

Yes. Buyers create a free account on the InvestorLift marketplace, set a buy box, browse deals, message sellers and make offers. An optional premium buyer plan at $19.99/mo adds AI matches, an AI property score and a filter for verified deals only.

Can wholesalers try InvestorLift before paying?

No. There's no free trial on seller plans; you book a demo or use the Buy button on the pricing page, and you're billed quarterly or yearly up front. Their billing FAQ says they don't typically offer refunds, so ask the demo rep exactly what your plan includes in buyers, users and tools before you pay.

Does InvestorLift find motivated sellers?

No. InvestorLift is for selling deals you already have under contract. It matches your deal with cash buyers and helps you market it. To find sellers, you need a lead tool like PropStream or DealMachine, or your own marketing.

Can I post a deal on InvestorLift without a contract?

You need to control the deal. InvestorLift blacklists accounts that market a property without the consent of the contract holder, and you can upload your contract to get a Verified Deal badge. The contract isn't shared with buyers.

How do I cancel InvestorLift?

Their billing FAQ says to contact the customer success team at least 30 days before your renewal date, through the chat in your account or by email. InvestorLift doesn't typically offer refunds, and your plan auto-renews at the then-current price, so put the renewal date on your calendar.

Is InvestorLift good for new wholesalers?

Usually not. InvestorLift's own site says it works best for operators doing at least one deal a month and probably isn't for you if you aren't closing deals yet. New wholesalers usually do better building a local buyers list first.

InvestorLift vs InvestorBase: which is better?

They solve the same problem in different ways. InvestorLift is a marketplace where buyers come to your deal, priced from $2,000 a quarter. InvestorBase shows you investors who bought near your deal with contact info, so you reach out, for a monthly price and with a trial.

Have you used InvestorLift yourself?

No. I haven't sold deals through InvestorLift, so this review is built from InvestorLift's own sites, help center, terms and pricing, plus public reviews on the App Store and Reddit. I'm telling you up front so you can weigh it, and so you ask hard questions on the demo.

Bottom line

InvestorLift review: the bottom line

InvestorLift is built for one job: getting a deal you control in front of a lot of cash buyers fast. Its marketplace, buyer matching, God Mode and new AI tools like LiftGPT and AI Autopilot are real reasons wholesalers pay for it.

It's priced for people already closing deals every month: $2,000 a quarter to start, billed up front, with refunds not typically offered and 30 days' notice to cancel. If your buyers list is the bottleneck, book the demo and ask how many active buyers they have in your market. If you aren't closing yet, build your own list first.

See if InvestorLift fits your deal flow

If your deals are sitting because your buyers list is thin, book the demo and ask exactly how many active buyers they have in your market before you pay.
