Pro $179/mo monthly for a 3-user bundle ($149/mo yearly per the help center). 20,000 credits, premium filters, priority support.
Scale $599/mo for a package: 100K records, 10 seats, SSO and a dedicated manager. I couldn't confirm the yearly Scale price.
Credits: 1 credit per contact revealed and 1 per exported record. Credits don't roll over. AI credits and the mail wallet are separate.
Every plan gets nationwide data, saved searches, the driving for dollars app, the mail app, API/CLI/webhooks, Zapier and team management.

Here's the math for one month at the same list size, using only the list prices above. Real totals depend on your plan, card size and how many contacts actually come back.

PropStream lists postcards "from 57¢" without naming a size, so the postcard line isn't a perfect apples-to-apples match. PropStream charges 10¢ a contact once you pass Connect's included limit. DealMachine also sells prepaid bulk postcards from 58¢ to 86¢. Monthly billing shown; both are cheaper billed yearly.

Lead data

Finding leads: data, filters and lists

Both tools cover the whole country. PropStream says 160M+ properties with MLS data, 165+ filters and 20 ready-made lead lists (think pre-foreclosure, vacant, high equity). It also has AI Search, an Intelligence Assistant, Photo AI and a Foreclosure Factor score.

DealMachine says 150M+ properties, 240M+ people and 50M+ companies, with 800+ filters, nationwide across all 3,143 US counties. You search on a map and save the search so new matches keep showing up. Premium filters come with Pro.

If you live in filters and want MLS status next to the owner info, PropStream has more depth for one person at $99. If you want to search, tag and market from a map with a team, DealMachine feels faster to me.

Skip tracing

Skip tracing: per-contact fees vs data credits

PropStream skip tracing is free with PropStream Connect. Connect comes with Pro and Elite and is a $30/mo add-on on Essentials. Without Connect it's 12¢ per contact, and with Connect it's 10¢ once you go over the included limit.

DealMachine doesn't charge per trace. Revealing a contact uses 1 data credit, and exporting a record uses 1 more. Basic gives you 10,000 credits per seat each month and Pro gives 20,000 per bundle. Unused credits don't roll over.

So neither one is "free skip tracing" with no strings. On the right plan both work out to no extra charge for normal volume. Want more on this? See my skip tracing guide.

Best app for driving for dollars

Driving for dollars apps

Both have iOS and Android apps for driving for dollars. DealMachine built its name on this. The app is on every plan, tracks your route and mileage while you drive, and ties straight into its postcards. DealMachine says its app is rated 4.8 from 5,000+ ratings, per DealMachine.

PropStream's app has driving for dollars on every plan too, and drivers can use Scout for free. That's handy if you pay someone to drive for you.

For me, DealMachine is still the best app for driving for dollars. You see a house, tap it, and it's on a list ready to mail.

Direct mail, calling and email

Direct mail: both send it. PropStream postcards start at 57¢, letters 85¢, and it can pull deeds for $5. DealMachine 4x6 postcards are 75¢ on Basic and 70¢ on Pro (6x9: 81¢/80¢; 6x11: 89¢/87¢), with prepaid bulk from 58¢ to 86¢.

Calling: PropStream Connect adds click-to-dial and dialer campaigns. PropStream also offers 20% off BatchDialer for life. A built-in dialer isn't listed on DealMachine's pricing page.

Email: PropStream sends emails at 2¢ each, and the Investor Outreach add-on is $70/mo (needs Connect). Email isn't listed on DealMachine's pricing page; you'd send leads to your own tools.

PropStream is stronger here. It has comps, MLS data, an AVM and ROI calculators for rehab, ADU, fix and flip and rentals.

DealMachine has comps and property details with value and equity on each record. If you run lots of numbers on flips and rentals, PropStream has more built in.

Integrations, API and AI tools

DealMachine connects through Zapier (5,000+ apps), its API, CLI and webhooks, and MCP for AI assistants like Claude and ChatGPT (and Codex). That's on every plan, per DealMachine's connections page. A CRM like HubSpot can hook in through Zapier or the API.

PropStream has AI Search and an Intelligence Assistant inside the app. I didn't find a public API on propstream.com.

If you want to ask Claude or ChatGPT about your leads, or push them into your CRM automatically, DealMachine is the one.

PropStream: Essentials is 1 user, Pro adds 2 team members, Elite adds 9. Extra seats are $30/mo (up to 5 on Essentials and Pro).

DealMachine: Basic is priced per seat. Pro is a 3-user bundle at $179/mo. Scale is 10 seats with SSO and a dedicated manager. For a 3-person team, DealMachine Pro ($179) costs less than PropStream Pro ($199) and comes with more users.

Why I use DealMachine (and when I'd still pick PropStream)

I'm a wholesaler and DealMachine is the tool I've used the longest. I like that I can drive a neighborhood, tap the houses that look rough, and have them on a postcard list before I get home. My team can share one bundle, and now I can pull leads into Claude without exporting a spreadsheet.

I'd still point you to PropStream if you work alone, want to start at $99 a month, and want to call and email sellers from the same place. The 7-day trial is a real test drive, and the comps and calculators are deeper.
