Living the Off Grid Dream Review: Buying Land With Creative Financing

Who made it

Who made Living the Off Grid Dream?

The course comes from Jaymie and Shelby, the founders of Azhen Sanctuary, a 160-acre off-grid property in Rock Creek, BC, about 40 minutes east of Osoyoos. Both grew up in the trades. Jaymie went through BCIT's construction electrical program and built custom homes with his dad and grandfather. Shelby spent 10 years building high-end homes and later ran an award-winning truck fabrication business.

Their story, in their words: they "started with no money and bad credit, raised funds, and bought 160 acres in just 3 months." They say that 7 months into building, they created "a passive income on the land of up to $30k/month." That's their own claim, with their own "up to," and it's not a result anyone should expect. The site also says they've helped 750+ clients.

Curriculum

19 topics, from funding to fire protection

Here's the start of the public curriculum list on their sales page. The course covers finding funding and raising money, business models and legal agreements, income from cabin stays, campsites and retreat venues, marketing, assessing and buying land, bylaws and zoning, mortgages and financing, permaculture, land design, budget building methods, solar, wind and micro-hydro, septic and compost toilets, wells and water catchment, food growing, equipment, caretakers and eco-villages, and wildfire protection.

Playbooks

They tell you what they'd do

There's a lot of material, so they boil it down into playbooks: all the options, plus the path they'd pick. For me that's the most useful part. You spend less time guessing and more time acting.

The "What You Get" section of their sales page, shown here, sums it up. You also get a resources and suppliers list, a Facebook group and a Telegram group, and access to future additions.

What You Get: self-paced course, Facebook and Telegram groups, resources and suppliers, VIP group add-on at $47 a month, and sliding-scale pricing
Bonus

Their business plan and pitch deck

With the full course you get the business plan, financial projections and pitch deck they say they used to get funded. If you plan to bring in partners or investors, a filled-in example saves a lot of blank-page time.

My take

What I thought after going through it

I went through the course and wrote about it on Reddit back in October 2024. What stuck with me most were the funding strategies: finding investors, joint ventures and creative financing, including how they raised money with bad credit. The income section on glamping, stays and retreats was the other highlight.

It's detailed and laid out in a logical order. It's also a lot of work. Building a homestead or an income property doesn't happen because you watched videos, and the course doesn't pretend it does.

I haven't bought my own land yet, so I can't tell you how the whole plan plays out start to finish. I can tell you the material is practical and well organized.

Some people on Reddit pushed back that much of this is public information. That's fair: you could piece a lot of it together yourself. What you pay for is the order, the playbooks and the people who've done it.

Creative finance fit

How it fits a wholesaler or creative-finance mindset

If you already think in terms of private money, partners and joint ventures, the funding part will feel familiar. The course applies the same thinking to land: raise the money, structure the deal with partners, and make the property pay its own way.

The land-assessment lessons are useful even if you never live off-grid. Their founders' story includes friends who bought land that flooded, lost a home to wildfire without coverage, or got shut down by local government. Knowing how to check flood risk, zoning and bylaws helps anyone buying rural land.

Pricing

How much does Living the Off Grid Dream cost?

The paid link on this page goes to a thank-you/workshop page. Its "Get Started" button leads to the order page for their entry offer, so expect to start with the workshop, not the full course. I checked these prices on October 29, 2026.

  • Entry workshop: $17 (shown as "Normally $197"). "Get The Workshop: From No Money To Buying Land & Nearly Passive Income." The order form lists "Instant Lifetime Access To The Workshop." No payment plan is shown, and the page doesn't say "one-time."
  • What the $17 includes: a 1-hour workshop, lifetime access, private community access, "Discount On Other Offerings," and one free gift you choose: the Strategy eBook ($27 value), the Happy Partner Handbook ($97 value), or the private Facebook group with 2,800+ members ($97 value).
  • Optional order bump: $27 (shown as regular $97) for their Contact & Supplier List. It's not checked by default, so you only pay it if you tick the box.
  • Main course and consulting: no published price. They use a sliding scale that's shown later.
  • VIP group (optional): $47/month for live video calls, about twice a month, with recordings.

Guarantee and refunds don't line up. The page promises a "$100 Money-Back Guarantee": if you act on the strategies and they don't work, you get a full refund plus $100, but you have to show you put it into action. The written refund policy says refunds are accepted within 14 days only if you haven't accessed the content or the Thinkific platform, and no other refunds. Those two conflict. The guarantee box also has leftover copy about a physical book arriving damaged, which doesn't apply to an online workshop. Ask them in writing which terms apply before you buy.

FAQ

Living the Off Grid Dream FAQ

Is Living the Off Grid Dream legit?

Yes, it's a real course from Jaymie and Shelby, who run Azhen Sanctuary, a 160-acre off-grid property in Rock Creek, BC, Canada. You get a self-paced online course, playbooks and community groups. Their income figures are their own claims, so treat them as their story, not a promise.

How much does Living the Off Grid Dream cost?

The paid link starts with a $17 workshop ("Normally $197"): a 1-hour workshop with lifetime access, private community access and one free gift you choose. At checkout there's an optional $27 Contact & Supplier List, unchecked by default. No payment plan is shown for the $17 order. The main course and consulting have no published price; they use a sliding scale shown later. The optional VIP group is $47/month.

What's included in the course?

A self-paced online course you keep forever, including future additions; a Facebook group and Telegram group; a resources and suppliers list; and a free bonus business plan, financial projections and pitch deck. Live consulting calls come with the paid VIP group.

Can you really buy land with no money?

The founders say they started with no money and bad credit, raised funds and bought 160 acres in 3 months. The course teaches funding options like investors and joint ventures. Results depend on your deal, your partners and your local market, and nothing is guaranteed.

Did they really make $30k a month?

That's their claim. The site says that 7 months in they created a passive income on the land of up to $30k/month. Note the words "up to". I can't verify it, and I didn't find an income disclaimer on the site.

Does the course work outside Canada?

The founders say the principles apply to all of North America and beyond. Zoning, bylaws, permits and financing differ a lot by county and country, so check your local rules before you buy.

Is there a refund policy?

The order page shows two things that don't fully match. A "$100 Money-Back Guarantee" says that if you act on the strategies and they don't work, you get a full refund plus $100, but you must show you put it into action. The refund policy text says refunds are accepted within 14 days only if you haven't accessed the content or the Thinkific platform, and no other refunds. Ask them in writing which one applies before you pay.

How does this fit a wholesaler or creative-finance investor?

The funding, joint-venture and land-assessment parts line up with how creative-finance investors already think. The difference is the goal: you're building a property that earns from stays and retreats, not flipping a contract.

Bottom line

Living the Off Grid Dream review: the bottom line

Living the Off Grid Dream is a practical, well-organized course for people who are serious about owning land. It covers funding, buying, building and earning from the property, with playbooks that cut down the guesswork. You can start with a $17 workshop before you consider the main course.

Treat the founders' results as their story, ask in writing which refund terms apply before you pay, and start with the funding and land lessons.
