Meet Sy, the Site Bot. Tell Sy what kind of site you need (motivated seller, cash buyer list, land, mobile home or note buying), and Sy plans it, writes it and builds it in your own systeme.io account, step by step with you.

Don't have systeme.io yet?
Sign up for systeme.io (Startup, $17/mo) through my link and Sy is free.
You'll also need Grok Bot Premium ($30/mo) to run Sy. Free and Plus can't add bots.
Heads up: I earn a commission if you buy through my link. Costs you nothing extra, but it helps fund my Starbucks addiction. ☕
Most investor website platforms charge about $49 to $119 a month: Lead Propeller starts at $49, GrumpyHare at $67, REI BlackBook at $97 and Carrot at $119 ($99 billed yearly). With Sy, you pay systeme.io Startup at $17 a month plus Grok Bot Premium at $30 a month while you use Sy. Sy itself is free when you sign up for systeme.io through my link, or $27 one time if you already have an account.

Sy itself: free with my systeme.io link, or $27 one time.
So while Sy is building: $47 a month, and Sy is free.
After it's built: your pages live in your systeme.io account, not inside Grok Bot. So once your site is done, you can cancel Grok Bot and keep paying only for systeme. That's how I understand it works; neither company spells it out. You'd just lose Sy's help with changes until you turn Grok Bot back on.

The "we buy houses" site: home page with a short 2-step form, how it works, city pages, FAQ, privacy and terms.

A sign-up page for your buyers list: what they buy, where, and a form that tags each buyer in systeme.

For buying land: a form that asks for county, parcel number and acreage, and plain answers to land sellers' questions.

For mobile home owners: park or private land, title questions, a quick form.

For note holders who want to sell: a note details form and how note buying works.
Extra pages for the towns you work, each with its own local details (not a copy-paste with the city name swapped).
Carrot and others build these site types too. The difference is where it's built and what it costs (below).
Sy built this sample for a made-up Plano, Texas company so you can see what you'd get. Every name, number and photo is a placeholder.

Carrot is a good product. So are the others. Here's a straight comparison from each company's own pricing page.
| systeme.io + Sy | Carrot | Lead Propeller | GrumpyHare | REI BlackBook | |
|---|---|---|---|---|---|
| Monthly price | systeme Startup $17 + Grok Bot $30 while you use Sy. Sy: free with my link, or $27 once | $119 ($99/mo billed yearly) | $49 (1 site) / $79 (3) / $299 (15) | $67 / $97 / $147 ($56 / $81 / $123 billed yearly) | $97 / $197 / $297 |
| Extra sites | Startup includes 3 custom domains; unlimited sub-accounts on every plan | +$39/mo each | +$19 each | 1 site per plan | 1 / 3 / 10 sites by plan |
| Who builds it | Sy builds it with you | You, with their templates (done-for-you is extra) | You, with their templates and content | You, with their designs (HareCare services extra) | You, inside their CRM |
| Add-ons | None needed to start | AI Suite +$99/mo, Premium Support +$69/mo | None shown | None shown | Calls and texts billed by use (pay as you go on Basic) |
| Where your site lives | Your systeme.io account | Carrot | Lead Propeller | GrumpyHare | REI BlackBook |
| Guarantee | Sy $27 route: all sales final (digital download) | 30-day money-back, no trial | None shown | None shown | "No contract" |
Where they win: Carrot has built-in rank tracking and call tracking, and a big library of investor content. REI BlackBook is a full CRM with calling and texting. If you want everything in one paid box, those are solid picks.
Where this wins: a guided build for a lower monthly cost, extra sites without per-site fees, and pages that live in your own systeme.io account. Carrot's FAQ says its content library "cannot be reused elsewhere" if you leave. No contracts is normal in this space (Lead Propeller and REI BlackBook say it too), so I won't pretend that's special.
Prices checked Oct 25, 2026 on each vendor's pricing page: carrot.com/pricing, leadpropeller.com/price.php, grumpyhare.com/pricing, reiblackbook.com/pricing, systeme.io/pricing, x.ai/bot.
Consent wording is easy to skip and expensive to get wrong. Sy's sites start with:
This is a starting point, not legal advice. Have an attorney in your state check your wording before you go live.
I'm David. I run The Wholesalers Toolbox, where I review the tools investors actually use. I built Sy because I kept watching new investors spend weeks (and a lot of monthly fees) on a website before they'd talked to a single seller. Sy gets you a clean, honest site fast, on a platform you control.
Sy is free when you sign up for systeme.io (Startup or higher) through my link, or $27 one time if you already have systeme.io. To run it you'll pay systeme.io Startup at $17/mo and Grok Bot Premium at $30/mo. Sy only installs on Grok Bot Premium ($30/mo). Free and Plus can't add bots.
Yes, when you sign up for systeme.io through my link. I earn a commission on your systeme plan, which is how I pay for it. Sign up through my link and you'll get an email with the directions and your Sy link.
For the free Sy deal, yes: Startup ($17/mo) or higher, through my link. It's also what your site needs. Sy's seller sites use automations, like an email to you the moment a seller fills out your form and tags that sort your leads, and systeme's free plan gives you just 1 automation rule. Startup also gives you 3 custom domains and 5,000 contacts.
Click "get Sy for $27." It's a one-time payment. Right after checkout you'll see step-by-step directions, and I'll email you the same steps.
Sy is a Grok Bot. Sy only installs on Grok Bot Premium ($30/mo). Free and Plus can't add bots. Once it's added, Sy builds your site with you.
Your pages are built in your systeme.io account, so as I understand it they stay up. You'd just lose Sy's help with changes. You can turn Grok Bot back on any time you want Sy again.
No. Sy asks questions and does the building with you. You'll sign in to systeme.io yourself and connect your domain, and Sy walks you through it.
A home page with a short form, how it works, a page for each city you buy in, an about page, an FAQ, a privacy policy and terms, and a thank-you page.
Yes. Each one should have its own domain. Startup includes 3 custom domains.
It's a different way to do it. Carrot is an all-in-one hosted platform with rank tracking and call tracking. Sy builds your site on systeme.io, which costs less each month and keeps the pages in your own account.
If you'll call or text sellers with automated tools, yes, federal rules require written consent. Sy adds an optional, unchecked consent box and privacy wording, but have an attorney check it. This isn't legal advice.
I can't promise that. A website helps sellers find and trust you, but it still needs traffic from search, ads or your own marketing.

Disclosure: the systeme.io links on this page are paid links. Heads up: I earn a commission if you buy through my link. Costs you nothing extra, but it helps fund my Starbucks addiction. ☕
Grok Bot links are plain links. I don't earn anything from them.
Not legal advice. David Frizzell is a real estate investor, not an attorney or financial advisor. Sample consent and disclosure wording is a starting point: have an attorney in your state check yours. A website can't promise deals or income.
